1. Privacy Policy

• Information We Collect: We collect your name, email address, and the HOA documents you upload via our platform to provide our financial review service. Payment processing is handled securely by Stripe; CondoAccountant does not process or store your credit card information. We also use standard tracking technologies (such as Google Analytics and Meta Pixels) to understand how visitors interact with our site and to measure ad performance.

• How We Use Your Data: Your documents are used strictly to generate your HOA risk report. We utilize secure third-party tools, including cloud storage and Artificial Intelligence (AI) processing APIs, to analyze these documents.

• Data Retention & Privacy: All uploaded financial files are permanently deleted 30 days after your final report is delivered. We absolutely do not sell, rent, or distribute your personal data or financial documents to third parties for marketing purposes. Your documents are not used to train public AI models.

2. Terms of Service

• Scope & Limitation of Service: CondoAccountant (operated by TREI Capital LLC) provides an independent, informational review of the HOA documents you provide. We are not providing a certified financial audit, an official real estate appraisal, or legal advice. Our reports do not establish a formal CPA-client or attorney-client fiduciary relationship.

• Accuracy of Information & AI Disclaimer: Our findings are based solely on the completeness, legibility, and accuracy of the documents submitted by you. While we utilize a combination of real estate experts and advanced AI tools to analyze these files, we cannot guarantee the discovery of hidden liabilities, future special assessments, or fraud that is omitted from the provided text.

• Limitation of Liability: By utilizing this service, you acknowledge that purchasing real estate carries inherent risks. Under no circumstances shall CondoAccountant or TREI Capital LLC be held liable for any direct, indirect, incidental, or consequential damages—including loss of investment or unexpected HOA fees—arising from your reliance on our reports. The ultimate decision to purchase a property rests solely with you.

• Refund Policy: Because our service requires the immediate allocation of human and computational resources upon submission, we do not offer refunds once the review process has begun. However, if the documents you upload are entirely missing, encrypted, or illegible, we will notify you and issue a full refund. For Express Reports, if we fail to deliver your results within the promised 12-hour window, your $100 upgrade fee will be automatically refunded (the base review fee remains non-refundable).

• Dispute Resolution, Binding Arbitration, & Class Action Waiver: Any claim, dispute, or controversy arising out of or relating to these Terms, the Privacy Policy, or the services provided by CondoAccountant (TREI Capital LLC) shall be resolved exclusively through final and binding arbitration, rather than in a court of law. The arbitration shall take place in the State of Florida. By agreeing to these terms, you expressly waive your right to a trial by jury and your right to participate in any class action lawsuit, class-wide arbitration, or consolidated legal action against TREI Capital LLC.

• Governing Law: These terms are governed by the laws of the State of Florida. By submitting payment and documents through our intake forms, you electronically agree to these terms.
